The model: a headquarters and autonomous teams
This is what the Liga ZhKKH model looks like. This is the model to grow by. The advantages:
-
There is a headquarters. It takes on the functions that can be centralized. Training, IT development, a single concierge office, unified standards for technical maintenance, cleaning and so on.
-
There are fairly autonomous teams. Each one covers 100,000 square meters. They get all the support and all the tools from headquarters to keep to the standards and work as efficiently as possible. But they don't lose their independence. This lets them be flexible, make decisions quickly and adapt to the needs of each building, achieving maximum comfort for the residents of that building.
-
The autonomous teams are separate legal entities. This keeps the operation safe. In current conditions, anyone determined enough can sink any management company. Better that something happens to one of many companies of 100,000 sq m each than that one company of several million sq m collapses.
-
These 100,000 sq m teams don't have to be companies we own. The Liga system makes it possible to upgrade any management company. It could be a developer's management company, or simply a company that understands it must either die and leave the market or reach a different level of servicing residential buildings.
Why don't all these ideas come right away, at the start?
